Constructability
Part of the challenge of physical construction is putting the puzzle pieces together so the conceptual design can be achieved. During our Pre Construction Program, we regularly check design details against site conditions and review finish materials to ensure your plans turn into reality. Our constructability reviews assist your consultant team, and significantly reduce RFI lag time from subcontractors once construction starts.
Budgeting & Permitting
Our budgeting program is collaborative and inclusive. CLI strategizes closely with your design and engineering leaders to narrow down and present options which secure the absolute best value and constructability. We have a detailed Costing Centre database, enriched over the past 50 years with market data and pricing trends. We work through various budget iterations until you are completely comfortable with your project investment.
Permitting is often a requirement depending on the size and extent of your renovation. We work with the various city districts in the GTA compiling, submitting and tracking permit applications. Our experience with permitting allows us to create a Master Schedule predicting permit reviews and issuance, limiting impact to your construction start date.
Contract Administration
As part of your Construction Management team, we provide recommendations regarding the division of Work in the drawings and specifications to help facilitate the bidding and awarding of subcontracts. We develop all tendering and contract documents specific to your project, including Division 1 General Requirements and tender analyses, defining factors such as performance, responsibilities and temporary facilities where needed.
